Cameron Place boasts affordability, location

Lindsay King had recently graduated from the College of Charleston in 2000 when she started shopping for her Greenville area home.

After driving around Mauldin, King came across Cameron Place and she said the lines of narrow, three-story townhomes reminded her of the Lowcountry.

"It has that Charleston look," said King, 25.

But it doesn't have that Charleston real estate price. With homes averaging around $135,000 with custom options, the small townhome complex off Bethel Drive has attracted many young professionals ready to take advantage of a buyers' market.

Built over the past two years, Cameron Place has sold all but one of its 57 units, said Matt Waschkowski, project manager for Ryan Homes. Forty-four units currently stand on the 4-acre site.

Each three-story unit comes with two bedrooms, two baths, an open kitchen, dining room, family room, deck and a garage. The basement level of each unit can be customized to house another bedroom or a study.

Don Chapman, 37, transformed his lower level into a music studio complete with a computer, keyboards and sound equipment.

"I wanted to have a room where I could keep all my keyboard stuff," said Chapman, a songwriter and music director at nearby Horizon Church.

So far, he hasn't gotten any complaints about noise from his neighbors, he added. Waschkowski said each unit is separated by 5.5 inches of soundproof insulation.

But the units aren't completely soundproof, said Tony Rochester, 31. He and his roommate recently hooked up a surround sound system in their living room.

"It wasn't long before our neighbor came over banging on our door," he said.

But despite the close spaces, residents gave kudos to another aspect of the townhomes - the fact that the upkeep of their yards is taken care of by the Homeowners Association.

But the biggest selling point for young people has been the price, said Ron Wehner, a sales associate with Ryan Homes.

"It would be pretty hard to find a home with 2,100 square feet for under $150,000," he said.
